If this is below the reserve price, then the lot is sold subject to confirmation by the seller. A lot in this instance would be an immovable property. Auctions may be conducted either with or without reserve, referring to the mutually agreed upon price which is confidential between you and the auctioneer. If this reserve is not met, you do not have to sell the property. A sale without reserve, sometimes called an absolute auction, is one where the lot is knocked down, regardless of the price attained to a bona fide bidder.
